Customer: Glenwood Management is the largest and most successful developer of luxury rental property in New York City with 26 existing buildings and several planned new construction projects around Manhattan.
Project: The Grand Tier – premium luxury rental residential property at 1930 Broadway in Manhattan.
Project & Lighting Challenge: develop custom LED lighting solution to create the illusion of a double height lobby when viewed from the exterior. The challenge was accomplished by driving light down the 24 foot high showcase windows uniting cleverly hidden 2nd floor coves with the lobby below in a seamless blend of light and fabric.
Sub-Challenges:
- Fit lighting system into very restricted space (too small for most conventional lighting alternatives) –> the luminaires are 15-17 feet long x 4 inches wide x 3 inches high incorporating LEDs and embedded power, control, and optical technologies
- Matched light quality (color temperature and CRI) of traditional incandescent lighting used to illuminate the lobby
- Dramatically reduced energy consumption by over 90%
- Set up remote and more accessible power and control technologies and limit maintenance issues to zero if possible as the hidden coves housing the lighting system are located behind tenant space and are very difficult to access –> to date (Nov. 2008) the system has been in operation for over 30,000 hours with no maintenance required
